As an owner-managed business, we invest in every vehicle we run and oversee the management of each thereafter. Ensuring we are fully aligned with our investors and partners.
We aim to respond quickly to enquiries and keep investors informed at all times. We also ask for investor feedback on how we can improve our service, products and communications, and issue reports giving detailed insight into performance.

Our Investment Approach
At Brentor Capital, we drive long-term value through targeted investment in the UK's regional property markets. Taking a responsible approach to investing, we aim to deliver strong, sustainable returns by applying our expertise across both commercial and residential real estate.
We offer investors access to a range of property investment opportunities across the UK's regional markets, structured through closed-ended funds, joint ventures and co-investment via loan notes .
Specialising in commercial and residential real estate, we draw on our asset management and development expertise to unlock value and generate returns. By targeting underperforming or undervalued assets, we work to maximise capital appreciation, giving investors the potential for strong outcomes through a disciplined, proactive approach.
Our investments are tailored for professional investors and retail investors qualifying as, Elective Professional Investors, Certified High Net Worth Investors, Certified Sophisticated Investors or Self-Certified Sophisticated Investors, who understand the risks associated with property investments, as all investments carry potential risks, including capital loss.

Residential Investments

Brentor Capital's residential platform takes investment positions across two core strategies within the UK's regional residential markets:
-
New-build development - funding the development of new homes in partnership with small-to-medium developers, supporting schemes from planning through to completion.
-
Refurbishment & repositioning - acquiring underutilised or underperforming assets and investing in their refurbishment or development, converting them into prime residential units in areas of high gross development value (GDV) or strong cash flow.
Across both strategies, we focus on prime residential areas in Southern England, locations chosen for their housing demand, connectivity and long-term value fundamentals rather than short-term speculation.
By investing across both strategies, we give investors the opportunity to participate in whichever best suits their objectives: the discipline of ground-up development, or the craft of transforming existing stock into prime residential product. Each opportunity is brought to market on its own terms, with its own timeline and structure, and we focus on cities chosen for their housing demand, connectivity and long-term value fundamentals.
Commercial Investments
Brentor Capital takes investment positions across a focused range of commercial real estate asset classes, chosen for their resilience and long-term income potential:
-
Industrial & Logistics - warehousing, distribution and multi-let industrial estates, benefiting from sustained occupier demand tied to UK supply chains and e-commerce growth.
-
Hospitality & Hotels -operational and development-led hotel assets, where active asset management and repositioning grow both income and capital value.
-
Office - regional and city office assets, selectively targeted where refurbishment, repositioning or change of use can unlock value.
-
Care Homes -purpose-built and adaptable care home assets, offering long-dated, income-backed returns underpinned by demographic demand.
By investing across these four asset classes, investors gain exposure to a diversified spread of income and growth drivers within a single portfolio, rather than depending on any one sector.
Across each, we take a mix of value-add and income-led positions, applying our expertise in planning, development and active management to unlock value in underperforming or undervalued assets.

Investor Eligibility

The opportunities described on this website are aimed exclusively at professional investors and at certain categories of experienced investors who are able to assess the risks of property investment for themselves. Because these are complex, illiquid investments, they are not suitable for, and are not promoted to, the general public.
Before anyone receives full details of an opportunity, we ask them to confirm which of the following categories they fall into:
-
Certified High Net Worth Investor - an individual who can confirm they meet the income or net asset thresholds set out in the relevant exemption, and who understands the risks of unregulated investments.
-
Certified Sophisticated Investor - an individual who holds a current certificate (typically issued within the last three years) confirming they have sufficient experience to understand the risks involved.
-
Self-Certified Sophisticated Investor - an individual who can self-certify against defined criteria (for example, being a member of a business angel network, having made more than one investment in an unlisted company in the last two years, working professionally in private equity, or having been a director of a company turning over at least £1 million).
-
Elective Professional Investor - an individual or entity that has formally opted up from retail client status following an assessment of their experience and understanding of the relevant markets.
-
We will only share full investment materials with individuals who have completed the relevant certification and confirmed they understand the risks involved.
Risk Disclosure
Investing in UK real estate carries risks that investors should consider carefully, including:
-
Loss of capital - property values can fall as well as rise, and investors may get back less than they invested, including the potential for total loss.
-
Illiquidity - property investments can't typically be sold quickly, and there may be no ready market for an investor's interest if they need to exit early.
-
No regulatory protection - because Brentor Capital is not authorised or regulated by the Financial Conduct Authority, these investments are not covered by the Financial Services Compensation Scheme, and investors won't have access to the Financial Ombudsman Service if something goes wrong.
-
Market and development risk - outcomes depend on factors outside our control, including market conditions, planning decisions, construction costs and occupier demand.
-
Concentration risk - some opportunities may involve a small number of assets, so performance can depend heavily on a single project.
Regulatory status
Brentor Capital is not currently authorised or regulated by the Financial Conduct Authority. Any investment opportunities referenced on this website are communicated in reliance on exemptions available under UK financial promotion rules for professional and certified investors, and nothing on this website constitutes advice or a personal recommendation to invest.
